Purchasing a property is, for many of us, likely to be the most expensive and, potentially, traumatic transaction that we will encounter during the course of our lives.
Most purchasers rely solely on the report prepared for their mortgage lender when deciding whether to purchase. This is unwise because this type of report is prepared for the purposes of the lender to determine the value of the property in order that, should the mortgage borrower default, the lender is able to recover their investment. It may identify defects but only insofar as they affect the value of the property. Because of the limitations of the inspection even quite serious defects can go unreported. The mortgage valuation report provides no protection to the purchaser in the event of a serious defect being discovered after completion of the purchase.
Car buyers are often likely to spend more money having their vehicles inspected before purchase than homebuyers spend on having their new homes inspected!
An inspection and report by one of our surveyors could give you peace of mind. If defects are found the report may well provide you with sufficient information to renegotiate the purchase price or it may identify repairs that could be undertaken by the seller before you buy the property.
